Seal coating questions
How often should I sealcoat my driveway?
For most driveways and parking lots, every 2 to 3 years is the sweet spot. Sealing too often can build up layers that crack and peel, while waiting too long lets water and UV damage set in.
How long do I need to stay off after seal coating?
Plan to keep cars off for 24 to 48 hours. Foot traffic is usually fine sooner. Cooler or humid weather can slow curing, and we’ll let you know exactly when it’s ready.
Can new asphalt be seal coated right away?
No. New asphalt needs time to cure first, usually 6 to 12 months, before the first coat of sealer goes down.
What is the best time of year for seal coating?
Warm, dry weather is ideal, typically late spring through early fall. Sealer needs daytime temperatures above about 50°F and no rain in the forecast to cure properly.
Does seal coating fix cracks?
Seal coating protects the surface, but it doesn’t repair cracks on its own. Cracks should be filled first so the sealer can do its job and water can’t get underneath.
